I could see a couple of trashy mcmodern townhouses squeezed in there, at least they’d probably have ground floor garages. The old house is neat, but I question the “architecturally significant” claim.
Everywhere around here needs upzoning, but not just for “luxury” dwellings.

This is a quick flip, not a sympathetic restoration. They probably put 100-150K max into it, making a profit of ~300K in 5 months, not shabby.

in NYC that was busted for making two floors / 9 units out of a 634sf apartment. NINE UNITS. Two people did it actually, one right above the other in the same building.
